BC HST-HARMONIZED SALES TAX: PURCHASERS of NEW HOUSING IN BC.

The NEW HST Harmonized Sales Tax for Purchasers of New Housing in BC  kicks in and all New Housing in BC is Subject to a NEW 12% HST Tax when purchasing a New Home.

The Cost of New homes in BC with now be 12% higher for Consumers  Buying a New Home.
For Example a New home at $650,000 will cost an additional 12% =$78,000.


In addition to the HST, in BC there is also a PPT-Property Purchase Tax of 1% on the 1st $200,000, 2% over $200,000
Example on home $650,000, PPT = 1% on $200,000= $2,000, 2% on $450,000 = $9,000
Total Taxes on a $650,000 New home
HST = $78,000
PPT = $11,000

Total Purchase Price with Taxes for a BC New Home at $650,000  

$739,000 !!!
Plus legal and other closing and moving costs.

I thought I would review the Real Estate activities of Victoria BC an area know by the locals as Fairfield, an area bordered by Dallas Rd and the Victoria Waterfront to the South, Cook St, Beacon Hill Park and Douglas Street to the West, Fort St and Oak Bay Ave to the North, Foul Bay Rd and Kings George Terrace to the East.

Single Family Sales in Fairfield since May 14, 2009 Total 139 during the last 12 months with an Average Selling Price of $ 687,318 with an average of 36 days on the market.

Victoria Single Family Pending Fairfield Sales Total 18
with an average selling price of $ 784,778 with an average of 34 days on the market.

It would appear Fairfield Victoria BC Single Family Real Estate sale prices are holding, and the days on the market has decreased this Spring.

Victoria Condominium Sales In Fairfield BC since May 14, 2009 total 161 during the last 12 months with an Average selling price of $ 311,033 with an average of 39 Days on the market.

Victoria Condominium Pending Fairfield BC Sales total 29 with an average selling price of $ 312,686 with an average days on the market of 35 Days.

It would Appear the Fairfield Area Condominium Sales Prices are Up and the Days on the Market has decresed this Spring from last Spring.

Currently there are 34 Single Family Fairfield BC Homes For Sale with an average asking price of $ 886,494 ranging in price from $ 549,900 for a home on Redfern St and up to $ 1,649,000 for a home on Briar Pl.

I recently drove along the Dallas Rd Waterway then through Hollywood Crecent and took a Video of the Dallas Rd and Homes along Holloywood Crescent area to give you an idea of the Quaintness and Character of the Dallas road Waterfront where it is a popular walking Area from the Ogden Point Break Water to Clover Point Near Moss Street in Fairfield. Single Family Sales in Fairfield since January 2009 Total 124 during the 12 months of 2009 with an Average Selling Price of $ 677,737 with an average of 45 days on the market.

Single Family Pending Fairfield Sales Total 8
with an average selling price of $ 679,250 with an average of 36 days on the market.

It would appear Fairfield Single Family Real Estate sale prices are up slightly, and the days on the market have decreased this Winter.

Condominium Sales In Fairfield since January 2009 total 150 during the 12 months of 2009 with an Average selling price of $ 293,541 with an average of 43 Days on the market.

Condominium Pending Fairfield Sales total 8 with an average selling price of $ 373,063 with an average days on the market of 51 Days.

It Would Appear the Fairfield Area Condominium Sales Prices are Up and the Days on the Market have increased this Winter.

Currently there are 14 Single Family Fairfield Homes For Sale with an average asking price of $ 1,189,556 ranging in price from $ 699,900 for a home on Robertson St and up to $ 2,295,000 for a home on Foul Bay Rd.

Single Family Sales since January in South Oak Bay Total 88  with an 2009 year to date Average Selling Price of $852,391 with an average of 59 days on the market.

Single Family Pending Sales Total 10
with an average selling price of $ 873,700 with an average of 78 days on the market.

It would appear South Oak Bay Single Family Real Estate sale prices are up slightly, however the days on the market have increased.

You can hire an independent energy advisor certified by Natural Resources Canada (NRCan)to perform an energy efficiency evaluation of your home, including single-family homes, detached, semi-detached and low-rise multi-unit residential buildings (MURBs) that are no more than 3 storeys high.Also eligible are some small buildings of no more than 3 storeys for which at least 50 percent of the floor area is used as one or more permanent residences. Under ecoENERGY Retrofit – Homes, property owners can qualify for federal grants by improving the energy efficiency of their home and reducing their home's impact on the environment.

Surprising to see the Amount of Activity in Pending Home Sales...Wow.

In the Month of September so far there have been a total 46 MLS Pending Sales, up from the Month August  with 36 Single Family Homes, 10 Condo's & 0 Townhouse Sold
